The Third Summer, a Bed & Bed.
| The Third Summer is our new twist on the old Bed & Breakfast. In The Third Summer you have your own complete kitchen and plenty of room to stretch out with family and friends after a long day on the battlefields. Our newly renovated 1930's vacation home is the first of its kind in Gettysburg and it's on one of the nicest streets in town. Located in the heart of Gettysburg, we are a stone's throw from the historic Lutheran Theological Seminary, the National Military Park, General Lee's Headquarters, Gettysburg College, and of course, The Pottery Poole. Within walking distance to "the Square" and easy access to shopping, dining, and site seeing, and still a private respite from the beaten path. Available for your exclusive use are two entire floors of a twin home. Fully furnished, professionally landscaped and decorated, amenities include: a new covered front porch with mahogany floor, three bedrooms, two Queen beds (one Sleep Number bed) and one full size Sleep Number bed, living room with two Click-Clack sofa beds, dining room, complete kitchen with all new appliances including coffee maker, hand mixer, microwave and range, dishwasher, new front loading washer and dryer, iron and board, window air conditioners, two brand new full baths, one on the first floor with a 4' soaking tub & shower and one on the second floor with a full size Jacuzzi tub & shower. Besides bursting with charm and history, Gettysburg has a myriad of attractions for our visitors from miniature golf to championship golf courses and shopping from outlets to antiques. We have art galleries, wineries, theater, horseback riding and bicycle tours just to name a few. It is exactly 10 miles from our front door to Liberty Mountain Ski Resort. We're only an hour and 40 minutes north of Washington, D.C., two hours and 30 minutes west of Philadelphia and less than 60 miles north west of Baltimore,MD. The location is great. Easily access to downtown and the battlefield. The street is lined with lovely, well maintained, old homes and is very quiet and relaxing. We are already planning a second trip to Gettysburg and plan to stay at The Third Summer again. |

After conducting a research online and comparing the different hotels prices, this place was around the same price as the area hotels. So for the money you spend at a hotel you can spend here and relax as if you were in your own vacation home, this place has every thing you need plus more. We had a very nice time, the BBQ out back just added even more convincence. If you want to vacation with all your family under one roof and not have to hop from hotel room to hotel room, I would very much recommend the property. |

Everything was perfect - we were happy, comfortable, and felt more than a little pampered in the beautiful surroundings. Centrally located, beautifully appointed, and clean as a whistle. SO much nicer (and less expensive) than staying in a traditional hotel or motel. We had a wonderful stay and would recommend the Third summer to anyone who wants to truly enjoy their trip to Gettysburg! |

A great place to stay in Gettysburg!, May 1, 2008
By Win (St. Cloud, MN) The Third Summer was a wonderful base for us to explore both the city of Gburg and the battlefield. The house is just two blocks from the lovely Lutheran Theol. Seminary and 6 blocks to the heart of downtown. We walked everywhere except the battlefield. The Sleep Comfort beds were comfortable and the decor lovely. We appreciated the Civil War books and videos and decor. The kitchen and bath are small but totally updated and pretty. The washer and dryer were great to have. We lived on the wide and beautiful front porch! Nice rocking chairs. Lots of space at the dining room table and in the living room. The owner is so nice and accommodating and phoned to be sure all was going well. I highly recommend the Third Summer and plan to return the next time I'm in Gburg. The price was very fair. There were 6 in our party - we saved 500 dollars by staying at the Third Summer rather than a downtown hotel. |

The Third Summer is actually a family home located in a residential neighborhood. We think it is absolutely the best value for the family and friends vacationing together or visiting Gettysburg for a short term. However, out of respect for our neighbors and obedience to the law, we cannot accommodate groups that include more than four unrelated adults in this particular property. All guests will be required to sign the following rental agreement before taking occupancy. Thank you for your understanding. |
The longer your stay the better the value! Our rates are: $250 for one night $450 for two nights ($225 a night) $645 for three nights ($215 a night) $820 for four nights ($205 a night) $975 for five nights ($195 a night) $1110 for six nights( $185 a night) $150 each additional night after six nights for up to 14 nights. Rates are subject to 6% State Tax and 3% County Tax Cost includes up to 6 adult guests. $30 each additional adult/teenager per night. Related children under 13 years of age are welcome at no extra charge. You will not have daily maid service unless you arrange for it. Maid service will be mandatory and provided for any stay over six nights. |

Short Term Vacation Rental Agreement
This agreement is made between Mary Jeanette Nelson Poole, a.k.a. Jeanie Poole, hereinafter “Owner” or “Management”, and Applicant, hereinafter “Renter” or “Guest“. Owner agrees to rent to Renter the property at 142 Seminary Avenue, Gettysburg, PA 17325, otherwise known as The Third Summer (hereinafter referred to as “rental”), under the following conditions:
Term: This agreement shall commence on ______________________, beginning at 4:00 p.m., and terminate on ________________________, ending at 11:00 a.m.
Deposit: A nonrefundable, 25% percent deposit will be required to hold the rental property for the dates requested in the Application. An original of this signed contract will be completed prior to occupancy.
Rent: Balance of rent is payable 14 days in advance of occupancy and can be paid by cashiers/registered check, personal/business check or money order. A receipt for this payment will be issued after payment has been received.
Sublet: Renter may not sublet residence or assign this rental agreement without written consent of Management. Use: Rental shall be used so as to comply with state, county, and municipal laws and ordinances. http://www.gettysburg-pa.gov/codes/code_ordinances.htm
Renter shall not use rental or permit it to be used for any disorderly or unlawful purpose or in any manner so as to interfere with other residents. The rental is located in a residential neighborhood. The renter agrees to use the property in a manner which is consistent with the zoning and further agrees to be respectful of the neighbors and surrounding properties. Any misuse described above shall result in termination of Rental Agreement and no refund of any payments will be issued.
ZERO TOLERANCE: Guest and the members of his/her party shall not use or permit to be brought into The Third Summer any illegal substances, firearms (with the exception of law enforcement officials and others who are lawfully permitted), or any item/s hazardous to persons or property.
Smoking on the interior of the premises is not allowed, but is acceptable outdoors when the guest agrees to the proper and safe disposal of cigarette butt and/or other smoking product and/or refuse.
The number of Guests shall not exceed the number of Guests on this rental agreement. If more people are found to occupy the premises than are on the rental agreement, Guest agrees to pay for the additional people. Missing items, damage to premises and excessive cleanup will be charged to you. Guest agrees to pay for any damage made.
Owner assumes no liability for property loss or damage, nor liability for accidents or injury on the premises, either inside or outside including, but not limited to, the trampoline. Guest is responsible for property and for his/her/their guests during occupancy.
Right of Access: Management shall have the right of access to rental for repair and maintenance during reasonable hours. In the event of an emergency, Management may enter at any time to protect life and prevent damage to the property.
Fire and Casualty: If residence becomes uninhabitable by reason of fire, explosion, or by other casualty, Management may, at its option, terminate rental agreement or repair damages. Property Loss and Injury: Management shall not be liable for damage to renter’s property of any type, for any reason or cause whatsoever. Owner assumes no liability for property loss or damage, nor liability for accidents or injury on the premises. Renter is responsible for property and for his/her/their guests during occupancy.
Pets: Pets of any kind shall not be permitted on the property at any time unless the prior written approval of Management has been obtained. Working dogs will be allowed, but prior written approval by the Owner is still required.
Indemnification: Renter releases Owner from liability for and agrees to indemnify Owner against losses, incurred by Management as a result of (a) Renter’s failure to fulfill any condition of this agreement; (b) any damage or injury happening in or about rental or premises to renter’s invitees or licensees or such person’s property; (c) Renter’s failure to comply with any requirements imposed by any governmental authority; and (d) any judgment, lien, or other encumbrance filed against renter as a result of renter’s action.
Entire Agreement: This agreement constitutes the entire agreement between the parties and no other oral or written statement shall be binding. It is the intention of the parties herein that if any of this rental agreement is invalid, for any reason, such invalidity shall not void the remainder of the rental agreement.
Failure of Management to Act: Failure of Management to insist upon compliance with the terms of this agreement shall not constitute a waiver of any violation.
I have read the foregoing agreement and agree with its terms.
